There are hundreds of thousands of residential and commercial properties in Ireland that have wooden floors that were waxed or oiled. Most oiled floor owners are not aware of the regular maintenance and the type of care required by the oiled floors. While great results can still be achieved, it is better if our company is used on a regular basis to refresh or deep clean the oiled floor.
Oiled Floors I An oiled floor is a type of hardwood or semisolid wood that was sealed with some type of floor oil or hardwax oil. A floor oil is a natural looking sealer that maintains the natural aspect of the wood while a hardwax oil is a glazer that imitates the look of the lacquers. These products can be colourless or coloured. The idea of an oiled floor is that the wood is waterproof and stain proofed with a natural floor sealer that is usually manufactured from a blend of olive oils and extra enhancers. When there is traffic on the floor, the areas with higher traffic can be refreshed once or twice per year and in theory, the wood floor should stay the same. The floor oil or the hardwax oil is likely to evaporate even if the area is not used but it will wear off much more quickly if the area is used on a daily basis.
Refreshing I The refreshing of any oiled floor should happen once or twice per year regardless of the level of traffic. Failing to do so will end up with the wood losing its protection, staining easily, cracking, drying off and looking patchy.
Our Process

While some floors that are cleaned with proper oiled floor cleaning products and refreshed at least once per year will turn up as new, poorly maintained floors that were burned down with corrosive cleaning products, scrubbed with aggressive scourers and not refreshed regularly, will end up looking better but not as new.
- The floor will be deep cleaned with highly effective wood floor cleaners to remove all the ingrained dirt and the surface will be left to dry.
- The wood floor will be impregnated with a few coats of oiled based refresher that will bond nicely with the pre-existing finish.
- The floor will be buffed with a number of pads and a number of special microfiber pads to extract all excess oil and seal the floor.
- The floor will then be dried in full with industrial fans and the area can be opened to traffic within a few hours.
The Maintenance
The most important part of owning oiled floors is to understand that the floor has to be cleaned with as little water as possible and with proper oiled floor cleaning products only. Using a corrosive product or a high PH product will break the oil coat and it will leave the wood unprotected. Use a flat mopping system to avoid over soaking the floor and if you are not happy to use a concentrated oiled floor cleaner, you can use a ready to use oiled floor spray. Do not drag furniture on the wooden floors and try to avoid putting rugs on the oiled floors.
